Once I have a newly executed contract, what are my next steps?

               *Make sure any and all executed docs (i.e. contract, addendums (if applicable), HOA disclosure (if
               applicable), Sellers disclosure (if applicable), CDD disclosure (if applicable), Wire Fraud Disclosure (if
               representing Buyer, not needed for Sellers), MVP Disclosure (if mvp fee is not on the contract) are in the
               file and that the executed contract is labeled “Executed”.

               *If this is a financing deal, please make sure the pre qual letter or preapproval letter is in the file too.  If
               this is a cash deal, please make sure proof of funds are in the file, if you have one.

               *Make sure a copy of the MLS Realtor Report is in the file and also make sure that any and all
               supplements that are attached to the listing are in the file as well.

               *Make sure contact info for all parties (Client – so, Buyer or Seller, Lender ‐ if applicable, Title Company
               and Outside/Other Agent) is in the file and add it if its not.

               *Once this is all done, please notify Teresa only, via an app files update, email, text or call, and she will
               assign a Transaction Coordinator to the file.  If Teresa cannot take the transaction (bc she is drowning in
               other contracts already, lol) she will reassign it to another TC and will include you on the update that she
               sends to the TC so that you know who it has been assigned to.

               From this point on, the TC will review the file in its entirety and will reach out to you with any questions
               she may have.  She will also call the client (buyer or seller) and introduce herself to them and advise
               them on how to go about paying the escrow deposit asap, if that has not been done already.  She is also
               happy to assist with scheduling the inspection if needed so, just let her know.

               *Note, the quicker you get the file set up and over to Teresa, the quicker you can be done with all the
               misc tasks that go along with it.  The TC will take care of all tasks from contract to close. As the Agent,
               the only thing you will be responsible for is, contract negotiations (requests for repairs, reducing
               purchase price bc of the appraisal, changing the financing contingency date and or/closing date, etc).
